1. Introduction

These Terms & Conditions govern your use of BAIT Pest Control’s website and our pest control services. By using our website or booking a service, you agree to these terms.

2. Services Provided

BAIT Pest Control provides:

  • Rodent control (rats, mice, squirrels)
  • Wasp nest removal
  • Insect control (ants, Pharaoh ants, cockroaches, fleas, moths, etc.)
  • Wildlife management (fox, bird, rodent, etc., carcass removal)
  • Pest proofing (1-year guarantee on proofed areas)

All services are subject to availability.

3. Pricing & Payment

3.1 Fixed Price Services

  • Rodent control: £180
  • Wasp & standard ant treatments: £180
  • Pharaoh ant treatment: £280

NOTE: Out of hours services and distant locations may incur additional costs to cover travel time and fuel. We ensure to advise you of all additional costs beforehand.

3.2 Variable Price Services

Insect treatments (fleas, cockroaches, moths, etc.) depend on:

  • Property size
  • Severity of infestation
  • Type of insect

A price will be confirmed after the above information has been provided.

3.3 Proofing

Proofing is quoted separately and includes a 1-year guarantee on sealed entry points.

3.4 Payment Terms

Payment is due on completion of the visit unless otherwise agreed.

4. Guarantees

We guarantee:

  • Eradication of the immediate problem inside the property for rodent sightings and visible wasp nests
  • Quick-succession guarantee for rodent sightings and visible wasp nests (if pests reappear shortly after treatment)
  • 1-year guarantee on completed proofing work

Guarantees do not apply if:

  • Property hygiene is not maintained
  • Food sources remain accessible to pests
  • New structural entry points appear
  • Customers do not follow aftercare instructions
  • Noises only are heard, sightings are required to validate activity

5. Your Responsibilities

You agree to:

  • Provide access to the affected areas of your property
  • Follow the technician’s safety and aftercare instructions
  • Some areas are not to be cleaned after treatment for at least 2 weeks, to ensure the treatment takes its full effect
  • Ensure children and pets are kept away from treated areas as advised
  • Inform us of any allergies, pets, or safety concerns before treatment
  • Keep treated areas clean and dry where required

6. Cancellations & Missed Appointments

  • Cancellations must be made at least 24 hours in advance
  • Late cancellations or missed appointments may be charged
  • Emergency callouts may require a callout fee

7. Liability

We are not liable for:

  • Pre-existing property damage
  • Structural defects that allow pests to re-enter
  • Damage caused by pests before or after treatment
  • Issues arising from failure to follow aftercare instructions

Our liability is limited to the value of the service provided.
